New Investment Opportunities: Asset-Backed Land Deals
At Eppler Capital Funds, we’re always looking for opportunities that can provide attractive returns while maintaining strong downside protection. I’m excited to announce that we are now offering select land-backed lending opportunities through a partnership with an experienced operator who has specialized in this space for more than a decade.
Why Land-Backed Lending?
These opportunities are structured with a conservative approach to risk management and are backed by real assets. Key protections include:
- Conservative underwriting, typically below 65% loan-to-value (LTV)
- First-position lender security
- Comprehensive title insurance
- Professional third-party escrow services
- Investor funds are wired to the title company for closing, providing transparency and reducing counterparty risk
Experienced Sponsorship
Our operating partner has built an impressive track record over more than ten years in the land acquisition and disposition business:
- 1,400+ land transactions completed
- Zero lender principal losses throughout sponsor history
- Repeatable acquisition system closing 10–20 deals per month
- Active operations across 15+ states
Investor Return Options
Investors may choose from several return structures depending on their objectives:
Option A
- 10% annual interest
- Monthly interest-only payments
- 1 point paid at funding
Option B
- 11% annual interest
- Quarterly interest-only payments
- 2 points paid at funding
Option C
- 12% annual interest
- Interest fully accrued and paid at maturity
- 3 points paid at funding
Current Availability
We currently have two active land lending opportunities available for review and expect additional opportunities to become available over the coming weeks. Given the pace of acquisitions, we anticipate a steady pipeline of new opportunities each month.
If you’re looking to diversify beyond traditional stocks and bonds and would like to learn more about these asset-backed investments, I’d be happy to discuss whether they may be a fit for your portfolio.
