We’re raising $650,000 to fund the opening of an outpatient treatment clinic at 306 Kings Highway in Cherry Hill, New Jersey. The clinic will offer several levels of care, from weekly therapy sessions to full-day treatment programs.
What you get
- 8% preferred return a year, paid monthly, for four years
- Your full investment back in month 24
- An exit bonus when the clinic is sold in year four
- Projected IRR of 20.9% (19.4% to 22.4% depending on sale price)
On a $100,000 investment, that’s $666.67 a month, your $100,000 back at month 24, and a projected $24,048 bonus at the sale, for $156,048 total.
Why we like it
- The operators put in $250,000 of their own money first.
- Investors are repaid before the owners take any profit.
- The plan assumes insurance rates about 15% below what a comparable local clinic collects today.
